This beautiful hilltop villa has sweeping views of Umbria and Tuscany from the terrace and three sides of the house. The home is set on 20 acres of gardens, orchards, olives, vines and woodland.

This is a quiet and tranquil country setting ideal for family holidays, yet conveniently close to the many cultural artistic and culinary delights which attract visitors to Italy. It’s an ideal base from which to explore the sites of Tuscany and Umbria, or to simply relax by the pool in the sunshine and admire the lovely countryside.

The house was built about 200 years ago adjacent to the site of a shrine to San Cerbone which dates back to the 12th century, and which was visited by Saint Francis of Assisi on the pilgrimage to Rome. The house has been fully restored over the last 5 years but retains many original features including age polished pianelli floors, a working stone fireplace, chestnut beamed ceilings, rooms with high ceilings and lovely views, extensive terraces, a working walk-in bread and pizza oven, garage and a range of outbuildings including a small deconsecrated private church with altar, pews and seating for 12 people.

The kitchen, on the ground floor, is large and bright with a chestnut beamed ceiling. It is designed with an island work station sink and equipped with a dishwasher, refrigerator/freezer, espresso maker, granite counter tops, gas hob and electric cooker. This room opens to the dining room via a wide stone archway. The dining room, which opens to the terrace, has a large antique oak dining table seating 12 and antique mountain and country furniture enthusiastically collected by the present owner from local antique fairs.

There is a twin bedroom en-suite with shower also on the ground floor. A French door from the bedroom opens onto the leafy covered terrace.

The house has a washing machine only which is located in the old winery on the ground floor with old wine vats that are no longer in use. The dining terrace runs the length of the house and is partially shaded by a pergola covered with clematis and vines. There is a wood dining table that seats 8 to 10.

The house sits on a hill so actually has ground access to both floors. There is a staircase inside the house. The second floor has a living area with stone fireplace dated from 1851, sofa, chairs, TV, DVD, VCR, stereo/CD player.

There are 5 bedrooms on the second floor. The largest bedroom has a beamed ceiling, king sleigh bed, en-suite bathroom with bathtub, and gorgeous views. The next bedroom has a traditional Italian king-size wrought iron bed and antique furniture. The third bedroom has a queen bed with en-suite bathroom with shower. The other two bedrooms are twin rooms with 2 single beds in each. These rooms overlook the church and share the family bathroom which has fabulous views.

Other amenities in the home include a hair dryer, iron and ironing board. The house does not have a standard land line phone, but the owner has supplied a “pay as you go” mobile telephone for guests use.

The large 10m x 5m swimming pool has Roman steps and a paved poolside area furnished with lounge chairs. There is a delightful view over the Tuscan countryside to one side and an uninterrupted view of Umbria on the other.

Housekeeping services are included once weekly. Additional housekeeping is available. Welcome pack and Information pack are included. Stag and Hen parties are NOT allowed. Pets may be allowed upon owner approval and with an additional security deposit. This is a non-smoking property.
